Character home with a laneway suite
Kitsilano, Vancouver
By ·Emma Larsen

Kitsilano is a beachside Vancouver neighbourhood of heritage homes, yoga studios and Kits Beach, popular with active young professionals and families. Rents are high, but the lifestyle draws steady demand.
Craftsman houses, low-rise apartment blocks and the 4th Avenue shops sit a few minutes from Kitsilano Beach and its outdoor pool. The area has a healthy, outdoorsy feel, with a mix of renters and long-time owners.
Buses on Broadway and 4th Avenue connect to the Broadway–City Hall SkyTrain station, and downtown is a 15-minute cycle over the Burrard Bridge. Driving is slow at peak.
In 2026 the median sale price is about CA$1.38M, roughly CA$13,200 per square metre, and a typical 1-bedroom rental costs about CA$2,900 a month. Prices are down 0.5% on a year ago and homes take around 30 days to sell, which points to strong demand.
Parking is permit-controlled, and the vacancy rate is low, so rentals go fast. Heritage-house rules can complicate renovations.
