Terms of service

These terms govern your use of the Halvenor Realty website and the services accessed through it. By using the site or creating an account you agree to them. If you do not agree, please do not use the site.

About us and our services

Halvenor Realty is a fictional international real estate agency used for demonstration. The site lets you search property listings, save homes and searches, contact agents, request valuations and book viewings. Estate agency services are provided under a separate written agreement with the relevant Halvenor office, which is licensed in its country.

Your account

You must provide accurate information and keep your password confidential. You are responsible for activity under your account. Notify us immediately if you suspect unauthorised use. We may suspend accounts that break these terms or that we reasonably believe to be fraudulent.

Listings and information

We take care to describe properties accurately, but listing details, measurements, photographs, prices and availability are provided in good faith and may change without notice. Photographs, floor plans and virtual tours are for guidance only. Currency conversions are indicative and based on exchange rates that change daily. Nothing on the site is financial, tax or legal advice; please get independent advice before you commit to a transaction.

Acceptable use

You agree not to use the site unlawfully or in a way that harms others.

• Do not scrape, copy or republish listings or content without written permission
• Do not submit false enquiries, fake listings or misleading reviews
• Do not interfere with the site’s security or operation, or attempt to access other users’ accounts
• Do not use the site to discriminate against any person in a way prohibited by fair housing or equality law

Content you submit

If you submit a listing, review, message or document, you confirm that you own it or have permission to use it and that it is accurate and lawful. You give us a non-exclusive, worldwide licence to display and distribute it on the site and our partner portals for as long as it is live. We may remove content that breaks these terms or the law.

Fees

Browsing and enquiring are free. Subscription plans for owners, agents and agencies are priced on the plans page and billed in advance. You may cancel at any time and the plan ends at the close of the paid period. Fees for estate agency, lettings and management services are set out in your agreement with us before you sign it.

Intellectual property

The site, its design, text and software are owned by Halvenor or its licensors and protected by copyright and other laws. Stock photographs are credited to their creators. You may view and print pages for personal use, but may not otherwise copy or distribute them.

Liability

Nothing in these terms limits liability that cannot be limited by law, including for fraud, death or personal injury caused by negligence. Subject to that, we are not liable for indirect losses, lost profits or loss of opportunity arising from your use of the site, and our total liability for any claim relating to the site is limited to £500 (or the equivalent in your currency). Consumers keep all mandatory statutory rights in their country of residence.

Governing law and disputes

These terms are governed by the laws of England and Wales, and the courts of England and Wales have non-exclusive jurisdiction. If you are a consumer in another country, you may also bring proceedings in your home courts. Halvenor’s New York and Toronto offices may specify different governing law in their service agreements.
