Halvenor Realty is committed to equal housing opportunity. We market, sell, rent and finance homes without discrimination, and we expect our agents, landlords and partners to do the same.
The US Fair Housing Act
The federal Fair Housing Act prohibits discrimination in the sale, rental, financing and advertising of housing because of race, colour, religion, sex (including sexual orientation and gender identity), disability, familial status or national origin. It applies to real estate agents, landlords, lenders and anyone else involved in a housing transaction. We follow its requirements in all of our US offices and in our advertising everywhere.
State and local protections
Many states and cities add further protected categories. New York State and New York City, for example, also protect age, marital status, military status, immigration status and lawful source of income, including housing vouchers. California protects source of income and arbitrary discrimination under the Unruh Civil Rights Act. Ontario’s Human Rights Code and the Equality Act 2010 in the UK give similar protections, and EU member states have their own anti-discrimination laws. Where local law is stricter than federal law, we follow the stricter rule.
What this means in practice
Our agents show homes and share information with all clients on the same basis, apply the same screening criteria to every applicant and avoid language in advertising that suggests a preference or limitation.
- We use neutral descriptions of properties and neighbourhoods and do not steer clients to or from areas
- We make reasonable accommodations for people with disabilities, such as allowing assistance animals
- We accept lawful sources of income where local law requires it
- We keep written, consistent criteria for tenant and buyer screening
- We train every licensed employee on fair housing annually
If you believe you have been discriminated against
Please tell us at compliance@halvenor.example and we will investigate promptly. You can also contact the US Department of Housing and Urban Development (HUD) at 1-800-669-9777 or hud.gov/fairhousing, your state or city human rights agency, or the equivalent authority in your country. In the US, complaints generally must be filed with HUD within one year of the alleged discrimination.
Equal Housing Opportunity
Halvenor Realty supports the principle of Equal Housing Opportunity. Our US advertising displays the Equal Housing Opportunity logo.
