Five-bedroom Grove home with pool and dock
Coconut Grove, Miami
By ·Andrew Collins

Coconut Grove is Miami’s oldest neighbourhood, a leafy, bayfront village with large lots, marinas and a bohemian history. It combines low-rise living with easy access to downtown.
Banyan trees, waterfront parks, sailing clubs and a walkable village centre give the Grove a relaxed, green feel. Homes range from older bungalows to large modern villas.
The Coconut Grove Metrorail station connects to downtown in about 15 minutes, but most residents drive. Traffic on South Bayshore Drive can be slow.
In 2026 the median sale price is about $1.25M, roughly $9,800 per square metre, and a typical 2-bedroom rental costs about $4,600 a month. Prices are up 1% on a year ago and homes take around 78 days to sell, which points to balanced demand.
Elevation and flood zones vary, so check the flood map and insurance quotes. Zoning protects the tree canopy, which can limit changes to the lot.
