Lettings & rentals
Finding good tenants for landlords and good homes for tenants, with deposits protected and rules followed.
Our lettings teams cover long-term rentals in the US, Canada and Europe. We market the property, screen applicants, prepare the tenancy agreement and register the deposit in the scheme required by local law.
What you get
- Compliance built in: Right-to-rent, deposit protection and licensing checks are handled for each country.
- Thorough screening: Credit, employment and reference checks run in line with fair housing rules.
- Transparent costs: Tenants see every charge before applying, and landlords see our fee in writing.
- Fast turnaround: Most well-priced homes are let within two weeks of going live.
For tenants, we publish the full cost of renting up front, including deposits, application fees and any legal limits on charges, and we disclose which party we represent.

Common questions
Answers to the questions clients ask us most about this service.
How much is a security deposit?
It varies. In New York State the cap is one month’s rent. In England deposits are capped at five weeks’ rent for annual rents under £50,000 and must be protected in a government-approved scheme. In Germany up to three months is allowed, and in France one to two months.
What documents will a landlord ask for?
Most landlords request proof of identity, proof of income such as recent pay stubs or an employment letter, previous landlord references and a credit check. In some cities you may be asked for a guarantor if your income is below the threshold.
Can I end my lease early?
Your lease sets out the notice period and any penalty. Many leases allow early termination with one to three months’ notice and a fee. Local law may also give rights to leave early in certain cases, such as military deployment in the US or poor condition of the property.
Who pays the agent’s fee when I rent?
It depends on the city. In New York City the party that hires the broker pays under the FARE Act, which usually means the landlord. In England the Tenant Fees Act prohibits most fees charged to tenants. In Paris, fees are capped by decree and split between landlord and tenant.
