About Charlotte
Charlotte Hayes has sold homes in west and south-west London for sixteen years, starting as a negotiator in Chelsea before joining Halvenor to build its London team. She is known for realistic valuations and for being straightforward about what a property will and will not achieve.

Honest valuation, sold in eight weeks
Charlotte told us our Clapham terrace would fetch about £40,000 less than another agent had suggested, and she was right. We went to market at her number, had three offers in a fortnight and exchanged in eight weeks.

Read every line of our lease with us
Buying a Kensington mansion-block flat meant a 94-year lease and a ground rent clause I did not understand. Charlotte sat down with us for an hour before we offered and flagged a service-charge increase that the seller had not mentioned.

Calm through a difficult chain
Our sale was part of a five-link chain and one buyer wobbled twice. Charlotte rang everyone every few days and kept it moving. I would have liked photos a little sooner, but the result was a sale at 97 per cent of asking.

Valuation without the sales pitch
I only wanted a valuation for a divorce settlement. Charlotte produced a clear written report with comparable sales in SW4 and never pushed me to instruct her. When the time came, of course I did.
