Georgian flat in the New Town
New Town, Edinburgh
By ·Tom Whitaker

Edinburgh’s New Town is a UNESCO-listed Georgian grid of crescents, squares and townhouses just north of Princes Street. It is a centrally located, walkable place to live with some of the city’s most distinguished homes.
Wide streets, honey-coloured sandstone terraces and communal gardens define the New Town, with Stockbridge’s village-like shops and the Water of Leith a short walk north. Flats in converted townhouses dominate, many with high ceilings and original cornicing.
Most residents walk to work in the centre, and Haymarket and Waverley stations put Glasgow and London within easy reach. The tram runs along Princes Street to the airport.
In 2026 the median sale price is about £560K, roughly £6,900 per square metre, and a typical 2-bedroom rental costs about £2,300 a month. Prices are up 3.2% on a year ago and homes take around 29 days to sell, which points to strong demand.
Listed building status limits alterations, including windows, and shared repair costs on tenements and townhouses can be significant. Some streets near George Street get busy at weekends.
