About Tom
Tom Whitaker grew up in Greater Manchester and has spent eleven years working in the city’s sales and lettings market. He joined Halvenor to open its first office outside London and now also covers Edinburgh.
He advises first-time buyers on stamp duty and mortgages, and landlords on yields, compliance and tenant selection. His clients value his honest numbers over a glossy pitch.
Tom is a season-ticket holder at Old Trafford and a keen cyclist. He speaks English.

Landlord peace of mind in Ancoats
Tom took over my two Ancoats flats after a bad experience with another agent. Tenants were found in nine days, references were thorough and the monthly statements are the clearest I have had.

Cheers, Callum. Good tenants make the job easy. Tom

First-time buyer in Didsbury
Tom explained stamp duty relief and which of my mortgage options really suited a Didsbury two-bed. A couple of viewings clashed with my shifts but he rearranged them without fuss.

Edinburgh New Town purchase, handled remotely
I live in Aberdeen and Tom managed the whole purchase of a New Town flat: Home Report, closing date and a sealed-bid strategy. He told me to bid £18,000 over the upset price and we won.

A good result, Gordon, and a lovely flat. Tom

Honest numbers on a buy-to-let
Tom showed me the yield after voids, licensing and management fees, not the headline figure. That put me off one flat and onto a better one. Three years later it still matches his forecast.

Good agent, slow on paperwork
The sale itself went well and Tom was honest about price. My complaint is that the memorandum of sale took nearly a week to reach me, which made me nervous. Once it arrived everything ran smoothly.
Response from the agent25 November 2025
Thanks, Peter. You are right about that week, and I have changed how we send memorandums. Tom

Rented my first flat through Tom
Straightforward deposit protection, a proper inventory and a tenancy agreement he walked me through. When the boiler failed in January he had an engineer out the same day.

Reliable for city-centre lettings
I have let three apartments near Deansgate with Tom. Rents are pitched sensibly, void periods short. A bit more proactive reporting on market movements would be welcome.
