Canal-side apartment in the Jordaan
Jordaan, Amsterdam
By ·Hannah Visser

Amsterdam is the Dutch capital, built around concentric canals and one of Europe’s tightest housing markets. Homes sell quickly, often above asking, and the rental market is regulated.
Narrow gabled canal houses, floating houseboats and cycling culture define the centre, while the south and east hold newer family districts. The Jordaan and De Pijp are the most popular neighbourhoods.
Trams, metro lines and bikes cover the city, and Centraal station connects to Schiphol in 15 minutes. Cars are discouraged and parking is expensive.
In 2026 the median sale price is about €560K, roughly €6,500 per square metre, and a typical 2-bedroom rental costs about €2,300 a month. Prices are up 4% on a year ago and homes take around 18 days to sell, which points to very strong demand.
Buyers often bid above the asking price, and a financing condition and notary process are standard. Many canal houses have steep stairs and are subject to heritage rules.
