Sky-high Yorkville penthouse with terrace
Yorkville, Toronto

Toronto is Canada’s largest city, with a huge condo market, diverse neighbourhoods and a strong job base in finance and tech. The condo segment has softened while detached homes remain scarce and expensive.
Glass condo towers fill the downtown core, while Victorian row houses and detached homes line the older streets. More than half of residents were born outside Canada, which shows in the food and shops.
The TTC subway, streetcars and GO Transit cover the city and region. Driving downtown is slow, and the Gardiner and DVP are congested at peak.
In 2026 the median sale price is about CA$1.01M, roughly CA$10,500 per square metre, and a typical 2-bedroom rental costs about CA$3,100 a month. Prices are down 1% on a year ago and homes take around 38 days to sell, which points to balanced demand.
Toronto has a municipal land transfer tax on top of the provincial one, so closing costs are high. Condo fees and reserve fund health deserve scrutiny.
