Modernista apartment with hydraulic tiles
Eixample, Barcelona
By ·Lucía Ferrer

The Eixample is Barcelona’s grand 19th-century grid, famous for its chamfered corners, Modernista buildings and tree-lined boulevards. It is central, walkable and offers some of the city’s best-value period apartments.
Wide avenues and shaded streets run through Eixample’s uniform blocks, with Gaudí’s Casa Batlló and Casa Milà on Passeig de Gràcia. Many flats have high ceilings, tiled floors and balconies, and courtyards offer pockets of calm.
Lines L1, L2, L3, L4 and L5 cross the district, and Sants and Passeig de Gràcia stations offer regional and high-speed rail. Most daily needs are within a 10-minute walk.
In 2026 the median sale price is about €450K, roughly €5,300 per square metre, and a typical 2-bedroom rental costs about €1,850 a month. Prices are up 5% on a year ago and homes take around 50 days to sell, which points to strong demand.
Traffic and scooters can be noisy on the main avenues, so interior-facing flats are quieter. Buildings are older, so check lifts, wiring and the community fees (comunidad) before buying.
