Modernista apartment with hydraulic tiles
Eixample, Barcelona
By ·Lucía Ferrer

Barcelona is Catalonia’s coastal capital, combining beaches, modernist architecture and a strong tech and design economy. Demand is high from international buyers, while rental regulation shapes the market.
The Eixample’s regular grid of Modernista buildings meets the Gothic Quarter, the sea and the hills of Collserola. Its neighbourhoods are distinct: Gràcia is bohemian, Poblenou is creative and Sarrià is family-oriented.
Metro, trams, buses and Rodalies trains make the city easy to navigate without a car, and bikes are widely used. The airport is about 30 minutes from the centre by train or Aerobús.
In 2026 the median sale price is about €410K, roughly €4,900 per square metre, and a typical 2-bedroom rental costs about €1,650 a month. Prices are up 5.8% on a year ago and homes take around 55 days to sell, which points to strong demand.
Rent controls and tourist-licence caps have changed the market for investors, so regulations need checking before purchase. Many period flats lack lifts or have been subdivided.
