Bright three-bedroom apartment on Calle Serrano
Salamanca, Madrid
By ·Lucía Ferrer

Madrid is Spain’s capital and its biggest economic centre, with a rapidly growing property market. Prices and rents have risen sharply, especially in central districts.
Wide boulevards, grand squares and the Retiro park give Madrid an open, cosmopolitan feel, with a late-night culture. Barrio de Salamanca, Malasaña and Chamberí are among the most desirable districts.
The Metro is extensive, and Cercanías trains link the suburbs and the airport, which is about 30 minutes from the centre. The centre is walkable in sections.
In 2026 the median sale price is about €430K, roughly €5,300 per square metre, and a typical 2-bedroom rental costs about €1,800 a month. Prices are up 8.2% on a year ago and homes take around 48 days to sell, which points to very strong demand.
Summers are hot and winters are cold, so air conditioning and heating matter. Check the energy certificate and the community-of-owners fees for each building.
