Red-brick terrace in the heart of Ranelagh
Ranelagh, Dublin
By ·Aoife Byrne

Dublin is Ireland’s capital and the European home of many global tech and pharma firms. Housing supply is tight, so both prices and rents have kept climbing.
Georgian squares and red-brick terraces sit alongside the glass offices of the Docklands, with Dublin Bay on one side and the Wicklow mountains on the other. Neighbourhoods such as Ranelagh, Rathmines and Sandymount each have a village identity.
The Luas tram, DART coastal railway and a dense bus network cover the city, and cycling is increasingly practical in the south. Drive times are long at peak hours.
In 2026 the median sale price is about €520K, roughly €6,000 per square metre, and a typical 2-bedroom rental costs about €2,600 a month. Prices are up 5.5% on a year ago and homes take around 22 days to sell, which points to very strong demand.
Rental supply is constrained and rent pressure zone rules apply to many tenancies. Buyers should check Building Energy Rating (BER) certificates, as running costs vary a lot between older and newer homes.
