Chiado apartment with views over the Baixa
Chiado, Lisbon
By ·Rafael Costa

Chiado is Lisbon’s elegant historic shopping and theatre district, between the Baixa and Bairro Alto. Its grand apartments in restored buildings attract international buyers and short-term rental investors.
Bookshops, theatres, old cafes and grand 18th-century buildings fill the district. The streets are steep and often pedestrianised, with views down to the Tagus from the upper terraces.
The Baixa-Chiado metro station connects the Blue and Green lines, and Cais do Sodré is a 10-minute walk for trains to Cascais. Most errands are on foot, though the hills are steep.
In 2026 the median sale price is about €720K, roughly €7,600 per square metre, and a typical 2-bedroom rental costs about €2,300 a month. Prices are up 5.5% on a year ago and homes take around 70 days to sell, which points to strong demand.
Tourist traffic is high, so noise and crowds are part of life, and many buildings lack lifts. Local short-term rental rules can limit new licences in the historic centre.
