Two-bedroom mill conversion apartment
Ancoats, Manchester
By ·Tom Whitaker

Ancoats is a regenerated mill district on the edge of Manchester city centre, with converted cotton mills, canal paths and a well-regarded food scene. It appeals to young professionals who want a short walk to work and a distinctive home.
Cotton mills and canalside warehouses have been turned into loft-style apartments, with Cutting Room Square and the Rochdale Canal at the heart. The area has a settled restaurant and bakery scene and an arty, independent feel.
The Northern Quarter and Piccadilly station are 10 minutes away on foot, and the Metrolink at NOMA or Piccadilly gets you across the city. Most residents walk or cycle to work in the centre.
In 2026 the median sale price is about £285K, roughly £4,500 per square metre, and a typical 2-bedroom rental costs about £1,650 a month. Prices are up 5.2% on a year ago and homes take around 25 days to sell, which points to very strong demand.
Construction is still going on in places, and evening noise from bars can reach the lower floors. There are few family-oriented schools in the immediate area, so most buyers are couples or sharers.
