About Lucía
Lucía Ferrer grew up in Gràcia and has spent ten years selling and letting apartments in Barcelona and, more recently, Madrid. She advises owners who want to let to long-term tenants as well as those considering a licensed short-term rental.
Her buyers appreciate her knowledge of Modernista buildings and the practical questions: does the building have a lift, who pays for the roof and how are community fees set?
She speaks Spanish, Catalan, English and French.

Barcelona flat with no licence surprises
I wanted a holiday-let apartment in the Eixample. Lucía told me straight that new tourist licences are not being issued there, and found me a long-let investment instead with a better return than I expected.

Gracias, Sophie. Better to know early. Lucía

Salamanca purchase in Madrid, step by step
Lucía explained the nota simple, the arras deposit and the ITP tax so clearly that I never felt lost. She came to the notary with me and translated every clause.

Patient with a first purchase abroad
We bought in Gràcia, our first property outside Germany. Lucía gave us the cost of community fees and IBI up front. Some replies came late in the evening, but the advice was always right.

Sold my Poblenou flat above valuation
Photos, a clean listing and a firm approach to offers. Lucía got me 6 per cent above what I had hoped. She also reminded me about the capital gains retention at the notary.

Qué bien, Pablo. Enhorabuena. Lucía

Rented in Madrid before buying
She found a furnished flat near Retiro in four days and negotiated the deposit from two months to one. Six months later she found our flat to buy. A tidy, honest professional.

Good at the detail
Lucía noticed a mismatch between the registered floor area and the real one in a flat I loved, and it saved me from overpaying. Viewing slots were occasionally hard to get, since she is busy.

Calm, kind and organised
My mother sold her Gràcia apartment with Lucía. Every step was explained in Spanish, documents were gathered for us, and the purchaser’s mortgage delay was managed without any stress.
