Glass-walled penthouse with wraparound terrace
Manhattan, New York
By ·Marcus Bell

Manhattan is New York’s dense commercial and cultural core, with the world’s most famous skyline and some of its most expensive real estate. Co-ops and condos dominate, with offices concentrated in Midtown and the Financial District.
Pre-war doorman buildings, glass condo towers and brownstone side streets coexist with Central Park, the High Line and the Hudson waterfront. Midtown is for work, the Village for atmosphere and the Upper East Side for quiet grandeur.
Nearly every subway line passes through Manhattan, and most residents walk or take a short ride to work. Commuter rail at Grand Central and Penn Station reaches the suburbs.
In 2026 the median sale price is about $1.25M, roughly $14,500 per square metre, and a typical 2-bedroom rental costs about $5,900 a month. Prices are up 2.5% on a year ago and homes take around 70 days to sell, which points to strong demand.
Monthly common charges and property taxes are significant, and co-op boards can take weeks to approve a purchase. Offices in Midtown and the Financial District trade on long leases with expense pass-throughs.
