Restored four-storey brownstone in Park Slope
Park Slope, New York
By ·Marcus Bell

New York City is the largest US housing market, a dense mix of co-ops, condos, brownstones and rental towers across five boroughs. Rents are among the highest in the country, and inventory is tight in the most popular neighbourhoods.
Every borough has its own housing stock, from Manhattan high-rises to Brooklyn brownstones and Queens two-family houses. Neighbourhood identity is strong, and people often choose a subway line first and an apartment second.
The subway runs 24 hours and reaches nearly every neighbourhood, with the commuter railroads, ferries and buses filling in. Most residents do not own a car, and a typical commute is 30 to 50 minutes.
In 2026 the median sale price is about $780K, roughly $11,000 per square metre, and a typical 2-bedroom rental costs about $4,900 a month. Prices are up 3.5% on a year ago and homes take around 62 days to sell, which points to strong demand.
Co-op boards review buyers’ finances, condos carry common charges and taxes, and closing costs run higher than in most US cities. Under the FARE Act, landlords rather than tenants pay the broker fee when they hire the broker.
